There's a lot to consider when buying or selling a  property, so use the top resource you have at your disposal - your real-estate agent. Your agent holds a wealth of knowledge. You just need to ask the right questions. Remember, whether you're a first-time buyer or have been around the block a few times, there's always more to learn when it comes to properties, market conditions and new innovation within the market. Staying competitive, knowledgable and having an entire team behind you will be your best asset.

  1. What’s your education and experience, this isn’t there your years in the business but what type of homes have they sold? What kind of education have they had in the past to help them differentiate themselves from other agents in the market?

  2. What approaches and strategies do they use to get the most amount of money?  Where do they find buyers? What strategies have they used in the past when negotiating? These are good ways to test them on if they know what is going on in the market and if they have the chops to either get you the most amount of money or save you the most amount of money - depending on where you are in the process.

  3. What services are included when I list or buy my home with you? You need to be clear what comes with there packages and what types of services they offer to help get your home sold. 

  1. What are their statistics and days on market? Percentage of listings that actually sell?  You want an agent that gets homes sold - consistently. Someone could have 100 listings and only sell 20 - this is not what you want. You want the lowest days on the market for the most amount of money.

  2. Where does my home fit into the market, your agent should be able to pull out what has been going on in the past 90 days in your neighbourhood so they can identify the competition so they can strategically market and price your property.

  3. Do you work on your own or within a team? There is no right or wrong answer for this, but it is what works best for you. It establishes who you will be communicating with during different steps of the process.

  4. What communication can you expect, you want to know that you will be able to contact them when you need them.

  5. What are your commission and fees that you pay? The industry average is 4-6%, this answer isn’t right or wrong but what are you getting for your dollars.

     9. Where can I get references, online or face to face with someone who has worked them before?
